How do I know what my property is zoned?   Click on the Zoning Map or use the Interactive Map.  If using the Interactive Map type in the house number and choose your address from the query results on the right side of the screen.  Once the map appears check the Zoning box under Property Information.

What am I permitted to do on my property (uses)?  Once you know your zone, go to the Municipal Code, Chapter 16, Division II. - Land Use and Development.  Look for the appropriate land use district (also known as a zone). When you click standards for the zone (Residential, Commercial, or Industrial) a matrix will appear in the main screen. How do I know what my required setbacks are?  The required setback varies depending on the zone you are in. If you are in a Planned Unit Development (cross hatched overlay on the zoning map), please contact the Planning Department. Otherwise, go to the Development Standards per Residential Zone matrix in Municipal Code or use the Lot Dimensions by Zone table. If you have questions, feel free to contact the Planning Department at 503.925.2308. 

Can I open a business out of my home?  You can operate a business from your home, however there are guidelines that you must follow. You will need to get a home occupation permit as well as a business license from the City of Sherwood. For the rules regarding a home business please see Code section 16.42 of the Municipal Code.     To apply for a business license, go to https://license.sherwoodoregon.gov.

I want to add onto my house or build a deck or accessory structure…what do I need to do?  There are regulations in the development code regarding the required distance you need to maintain from the property line (referred to as setbacks) and the maximum size and height of the structure. Check out code Code section 16.50 for more information on accessory structures. You may need a building permit depending on the size of the structure you are planning. Contact the Building Department to determine whether a building permit is required at 503.625.4226.

I received a public hearing notice…what does this mean?  The City has received an application and they are reviewing it to determine if the proposal meets the applicable code sections or could meet the code sections with reasonable conditions. You have received the notice since your property is within 1000 feet of the proposed development site.

How do I provide comments on a proposed development?  E-mail or mail your comments to the Planning Department. It is helpful if you reference the project name or file number. The comments must address land use standards and be submitted prior to the public comment period closing. The public comment period varies by project; contact the Planning Department for more information or click here check the status of the project online.
