OREGON BUSINESS RECOVERY CENTER ANNOUNCES SMALL BUSINESS RECOVERY GRANTS OF UP TO $10,000 IN THE SHERWOOD ZIP CODE (97140) 1/12/2023

Wilsonville-headquartered manufacturer to open in sherwood facility

Another large manufacturing firm has set its sights on Sherwood, specifically in a rapidly expanding corridor just off bustling Southwest Tualatin-Sherwood Road.

DWFritz Automation, a leader in providing custom, high-precision automation solutions involving advanced manufacturing, has announced plans to locate in an 80,000-square-foot facility at 21150 S.W. Cipole Place.

The building, which will be built in the Trammell Crow Corporate Park, features 40-foot-tall ceilings along with 50 feet between building columns, providing massive space for the business to operate.

"Demand for automation in advanced manufacturing continues to grow and we are making long-term investments in our ability to grow with it," Mike Fritz, chief executive officer of DWFritz Automation, wrote in a news release. "This new facility represents a significant growth opportunity for us, expanding our capabilities and throughput capacity."

Fritz said the space will increase operational efficiency and enable employees to collaborate in new ways.

Sherwood Mayor Keith Mays said he's thrilled the company has selected Sherwood for its major expansion.

"Sherwood is focused on encouraging the continued growth of innovative, high-precision advanced manufacturing companies in our community," Mays said in a statement. "DWFritz is precisely the type of world-class manufacturing company we seek to attract to Sherwood as we continue to develop 2 million square feet of new industrial and manufacturing space in Sherwood over the next few years."

Headquartered in Wilsonville, DWFritz has manufacturing facilities in China and offices in France. The new building will boost its production space worldwide to more than 250,000 square feet.

The new building is also LEED-certified, meaning it is recognized for attaining a "green," or environmentally friendly, standard of design, construction and operations.

DWFritz will be the second manufacturer to occupy the Trammell Crow Corporate Park, which is located on the southwest corner of Southwest Tualatin-Sherwood Road and 124th Avenue.

Portland Business Journal announces DWFritz Expansion

DWFritz Automation, an automation-equipment manufacturer that recently sold to a Swedish conglomerate, signed an 80,000-square-foot industrial lease in Sherwood, which neighbors its headquarters in Wilsonville.

The manufacturing facility at 21150 S.W. Cipole Place sits inside the Tualatin-Sherwood Corporate Park, also called the Trammell Crow Corporate Park.

"Our clients rely on our systems to maximize their yields and reduce their manufacturing costs," CEO Mike Fritz said in a statement announcing the lease. "This new space, designed specifically to increase our operational efficiency, will enable our team to collaborate in new ways so we can continue developing brilliant solutions for our clients."

As Portland's tight industrial land inventory remains a stumbling block for developers trying to build in the Rose City proper, outlying municipalities are welcoming companies in search of space with open arms. Along with Sherwood, cities like Vancouver, Centralia, Woodburn and Canby are in demand.

"DWFritz is precisely the type of world-class manufacturing company we seek to attract to Sherwood as we continue to develop 2 million square feet of new industrial and manufacturing space in Sherwood over the next few years," Mayor Keith Mays said, citing the jobs and other economic benefits it will bring in.

Swedish engineering conglomerate Sandvik Group bought DWFritz in a deal announced last year. At the time, the Wilsonville-based firm employed around 250 locally and another 300 globally, mostly concentrated in China, where it has manufacturing facilities, too. (The company also maintains offices in France.) Its 2020 revenue stood at approximately $78 million.

Thanks to the new space, DWFritz will command more than 250,000 square feet worth of production space across its global footprint, according to the company.

"Demand for automation in advanced manufacturing continues to grow, and we are making long-term investments in our ability to grow with it," Fritz said.

ENERGY TRUST OF OREGON OFFERS INDUSTRIAL INCENTIVES

The Energy Trust of Oregon Custom Industrial Program offers customized capital incentives to industrial companies in all of Washington County.  They help manufacturers with finding energy efficiency opportunities for both retrofit and also new construction or expansion projects and also provide incentives to offset the capital costs of equipment they may be purchasing. The caveat for these projects is that the Energy Trust needs to be brought on board before the company cuts any purchase orders. ANNOUNCEMENT BY NSI MANUFACTURING/NUANCE SYSTEMS TO OPEN LARGE NEW MANUFACTURING/HEADQUARTERS IN SHERWOOD

The City of Sherwood, Oregon is excited to provide you with the attached Press Release prepared today by NSI Manufacturing about their major expansion into Sherwood.  As you can see, NSI has indicated that they have signed a 10-year lease on a new 62,000 square foot state-of-the-art headquarters and manufacturing facility in Sherwood.  The facility is located in new Tualatin-Sherwood Corporate Park (TSCP) which is at the corner of SW Tualatin-Sherwood Road and SW 124th Avenue in the city of Sherwood (see attached TSCP leasing brochure).  We particularly want to thank NSI for selecting Sherwood for their new advanced manufacturing facility and our key development partners:   Kirk Olsen with Trammell Crow Company and Stu Peterson with Macadam Forbes Commercial Real Estate.  We greatly appreciate the work of Modlo and the leasing team at Macadam Forbes  and JLL/Jones Lang LaSalle and the other project partners including Perlo Construction, MacKenzie Design, and the many others for their work in making this expansion possible.

Opportunities for Sherwood Startups to Participate in Oregon Entrepreneur Network

City of Sherwood Economic Development Report Update:  July 28, 2021

Sherwood has grown over the years as a high quality bedroom community; however, we are a “housing rich/jobs poor community”.   The vast majority of our residents commute outside of Sherwood for work.   For that reason, the City Council has established economic development as one of its top priorities. The objective is to promote and encourage the growth of private sector business investment which will help grow higher paying jobs in the community and help diversify and expand the City’s tax base. This helps to support the continued provision of high quality municipal services and enhance the city’s small town quality of life.  The City’s economic development initiatives are focused on the retention and expansion of existing small and large businesses, new business attraction, new business creation/local entrepreneurial development, workforce/talent development and visitor destination development.

Some of the target businesses that the City is focused on include high technology, light/advanced manufacturing, cleantech, life sciences, research & development, professional services, food products, healthcare, and other growing businesses.  The City also seeks to encourage the growth of various types of restaurants, specialty retail, and mixed use projects and to better connect Sherwood to the neighboring Oregon Wine Country so as to become a regional gateway to the Wine Country over time.

Numerous industrial and commercial economic development projects are in the works.  These include but are not limited to some of the following:

  • Tonquin Employment Area (TEA)/”Sherwood East” Industrial Area Projects
  • Tualatin-Sherwood (T-S) Corporate Park:  The project is being developed in the TEA by the Trammell Crow Company, one of the nation’s leading developers of light industrial parks.  The project consists of approximately 47 acres located at the southwest corner of SW Tualatin-Sherwood Road and SW 124th Avenue and consists of three new industrial buildings containing a total of nearly 500,000 square feet.  Site grading and building construction are well underway – with the first phase to be completed in 2021. 
  • Sherwood Commerce Center:  Harsch Investment Properties, a leading business park developer, has recently submitted an application to the City for the development of their first phase project in the TEA which will consist of nearly 500,000 square feet of new multi-tenant light industrial space on approximately 40 acres located in the east side of SW Oregon Street, south of SW Tualatin-Sherwood Road.
  • Oregon Street Business Park:  The owner of this over 9 acre property located at the corner of SW Oregon Street and SW Tonquin Road has recently submitted an application to the City for the development of a nearly 121,000 square foot multi-tenant industrial development.
  • Kerr Industrial Property:  The owner of this nearly 30 acre industrially-zoned property has submitted a site plan application to the City for the grading of this property for the future development of a new industrial park in the TEA.  The property is located on the east side of SW Tonquin Road, immediately south of SW Oregon Street. 
  • Cipole Industrial Park:  Phelan Development has recently completed development of 3 new industrial shell buildings consisting of a total of 235,000 square feet at the northwest corner of SW Tualatin-Sherwood Road and SW Cipole Road.  All buildings have now been leased or sold to businesses which will occupy the buildings.
  • Sherwood West
  • It is anticipated that over the next 5 years, industrial park development will be largely completed in the Tonquin Employment Area/Sherwood East light industrial area. With that in mind, the City is now looking at opportunities to create additional employment lands to ensure a prosperous future for Sherwood.

The City has begun planning of the nearly 1,300 acre Sherwood West expansion area which it is anticipated will include large scale employment options such as a potential future technology park and numerous residential and other options.

The City is working hard to encourage the growth of jobs locally and to expand our City’s tax base.

SHERWOOD CITY COUNCIL PROCLAIMS MAY 2021 AS OREGON WINE MONTH AND RECOGNIZES PONZI WINERY’S CONTRIBUTIONS TO OREGON WINE COUNTRY AND GREATER SHERWOOD; CITY WELCOMES FRANCE’S CHAMPAGNE BOLLINGER’S PURCHASE OF PONZI WINERY – FIRST IN THE U.S. 05.05.2021

SHERWOOD RANKED AS SECOND SAFEST CITY IN OREGON 03.16.2021

 A new report is out listing the 20 safest cities in Oregon, and Sherwood is second. 

Online safety resource company Safewise compiled the list using FBI crime statistics as compared to a city’s population.

The study found that overall crime has steadily dropped statewide since 2019. And violent crime has stayed flat over the past three years.

According to the data, West Linn has secured the top spot for the second year in a row. You can find the full list below:

In a statewide survey, more than half of all Oregonians (57%) said they worry about the COVID-19 pandemic on a daily basis, and about the same number (55%) believe that crime is increasing because of coronavirus.

The survey also found that 41% of residents said they worry daily about police violence and about 46% said they have confidence in law enforcement.

OREGON’S ECONOMIC OUTLOOK IN 2021 -  HIGHLY FAVORABLE

The Oregon Office of Economic Analysis released its State Economic and Revenue Quarterly Forecast this week, and the outlook is better than what has been anticipated in recent months. Economist Josh Lehner said in his blog, "The outlook brightens with every inoculation. The stage is set for stronger economic growth this year and next than the U.S. has experienced in decades, possibly generations. The combination of increased vaccinations, large and swift federal policy responses, and a more resilient underlying economy, results in a cycle unlike anything experienced before." Lehner said tax collections have been so good that it could trigger Oregon's unique kicker tax credit. He said federal aid is one of the factors contributing to the favorable state revenue conditions, along with steady corporate income and asset markets being positive. 

State economists are expecting Oregon to return to full employment by early 2023, which is six to nine months earlier than they originally anticipated.
